Optiven is a land developer, real estate firm selling value added property across Kenya.
The business model is very friendly and open. Optiven goes out there in the counties, Identifies a piece of land, which fits their specified requirements and the ministry of land regulations, eg location, accessibility, social amenities nearby,etc,
They then Sub divide the land into different portion starting from 50×100, 100×100, or Half Acres (this is determined by the ministry regulation of zoning). Optiven then adds value additions like drilling a bore hole and connecting water to every plot, Installing three phase power, constructing internal access roads, process individual title deeds for each plot (available for free to perform due diligence with the relevant land offices), then sell the investment to willing Kenyans.
Value additions differ from project to project, there are projects for capital gain ( where you buy, get your title deed and wait for the property to appreciate and sell off later), properties for immediate settlement and projects for commercial development purposes.

Ha ha haaa. Ati 20 years in business. Thats a red flag. Their directors appear to be below 40. I started hearing about Optiven around 2014 after Gakuyo Ngare's tours-de-con-games around North America. Thats not 20 years. Trend careful when dealing with these characters. One thing they have learnt from their their previous professors is that, from the first time the receive your deposit, in whole or in part, it will take a period of more than two years dilly-dallying, duck-darting, and chenga-chengaring, before you eventually give up chasing them, and before a corrupt govt takes over and bury your doubles forever. Just saying.
They build fantastic gates and entrances. be very weary...thank me later. Look at the promising entrance in article. Why not show actual homes? Diaspora is the target too. If Suraya came down..good luck on this.
Someone enlighten us on this I hear good things about this company. Can we please hear from anyone who did business with them, give us the good and the bad .I heard Equity Bank helps finance some of their projects.I only have good things to say about equity bank so i do not think they will doing business with con men.
These deals are very complicated and I was hoping to hear more info from optiven on how they operate. What I read was more of their marketing. So here are my two cents:
What most of these real estate do (not optiven specific) is they "finance their operations" meaning they borrow money to buy acres of land, add value as optiven said and sell. Easy Right? Not so much.
I don't know how much they borrow and the interests rates and their terms and conditions and so on and so on, but I do know that they need collateral and that's where things gets mucky!. Sometimes the collateral they give to the bank is the title to the same parcel of land they are selling you. In any case, the collateral is CHARGED - meaning the real estate company can't sell/transfer/sub-divide the charged parcel until the loan is paid in full. Even after full payment of the loan, they would have to discharge the charge, seek and get land board consent to transfer etc before sub diving and processing individual title deeds.
Land buying and selling is a very very expensive business. Think about how they advertise-- we have 600 acres of land along Kiambu Road. Assuming 10M/acre that would be 6 billions. How do they finance 6 billions??
Some companies do the right things and are accountable to their customers except they don't tell you how much they borrowed to buy the property they are selling to you and the status of their loan as of the time their are selling the plots to you, when they expect to discharge the charge etc etc- that would be very helpful. Right?
Simply put, your success of getting your title in a way depends on the success of every one else paying for theirs. It sounds like the old days of land buying societies only that the societies, involved membership, held AGMs and elections were much cheaper and truly accountable to their members.

I just got my title from optiven all went well.I had a trusted person in Jamhuri working with me.There are risks involved but I took my chance and am good.The guys I do not trust are the ones selling homes that they intend to build using other peoples money.
they are all scammers, they know it will cost you more money to go after them than they stole from you and ofcourse they can bribe their way to paradise. they usually build a few homes just for pple like you to go around saying they are genuine
I am very happy that I bought two apartments from the home builders (it took two years to build), I received two keys to my two apartments last week. One of the apartments is already renting out I am signing a lease as I speak. All you have to do is be careful who you deal with.
I wonder how Kenyans in diaspora always get conned by their countrymen in Kenya!
First it was the Ponzi schemes that cost lots of them money ($5,000! was the required buy-in for it).
Then the pre-wedding/wedding arrangement con schemes.
And now the Real Estate con schemes!
Even the ones that have panned out, folks have huge mansions sitting empty in Kenya, when they could have invested that money in their Country of residence, and probably gotten more return out of it!
If you travel to a foreign developed country and still fall for con schemes being cooked up by Kenyans in Kenya, then just pack up and go home!!
The deal sounds so very good..!It's just that I really don't know what has happened to Kenya, you can't trust anyone anymore! Isn't that how companies like Urithi, Gakuyo e.t.c started!? Anyway, this one could turn out to be genuine!
