How Affordable Housing in Thika Is Transforming Lives Through Jobs and Infrastructure

The Kings Orchid Affordable Housing Project in Thika is 72 percent complete, with construction progressing under a Sh3.07 billion contract awarded to Kings Developer Limited.

The development is located on a 2.61-hectare site along Kenyatta Highway and will deliver 975 housing units, including studio apartments and three-bedroom homes. The project forms part of the national Affordable Housing Programme, which aims to reduce Kenya’s housing shortfall. Officials state that the scheme is designed to accommodate households across different income levels and support mixed communities.

The estate includes key infrastructure such as internal roads, water supply, sewer systems and parking. Planned facilities include a kindergarten, a community centre, a clinic, a social hall and commercial spaces. These services are intended to provide residents with access to essential amenities within close range and reduce demand on existing public services.

Construction activity has created jobs for engineers, architects and skilled labourers. The project is also supporting local businesses by engaging artisans and small enterprises, including Jua Kali groups. Works such as prefabrication, painting and landscaping are being sourced locally.

Once completed, the development is expected to generate permanent employment in property management, security, maintenance and retail. Officials indicate that the project may also contribute to increased property values, improved infrastructure and further investment in surrounding areas.

The scheme incorporates structured layouts, street lighting and security systems, which are expected to improve safety. Access to clean water and sanitation is also expected to support better public health outcomes.
