Why Limuru Is Becoming Kenya’s New Luxury Property Hotspot
Kenya’s prime residential market recorded higher rents and sale prices in the first half of 2026, with Limuru emerging as an increasingly attractive alternative to Nairobi’s established high-end neighbourhoods.
Monthly rents in Nairobi’s prime areas rose by 0.73 percent between January and June, compared with December 2025, according to the latest market update from Knight Frank. Sale prices increased more sharply, rising by 6.2 percent over the same period.
Nairobi’s prime residential market includes areas such as Westlands, Muthaiga, Runda, Karen, Gigiri, Kitisuru, Riverside, Lavington, Kilimani and Kileleshwa. While these neighbourhoods continue to attract strong demand, Knight Frank reported growing interest in locations outside the capital’s traditional high-end suburbs.
The increase in property values has been driven partly by a shortage of quality housing. Bungalows, villas, townhouses and maisonettes remain in limited supply, while demand from both buyers and tenants continues to exceed available stock. This imbalance has contributed to higher prices for well-designed homes in secure and landscaped developments.
Buyers are also placing greater value on properties with larger green spaces. The trend reflects changing preferences for privacy, outdoor space and residential environments that support wellness and a higher quality of life.
Limuru has become one of the areas benefiting from this shift, particularly around Tilisi. The area’s master-planned Special Economic Zone has supported the expansion of residential development, while its proximity to Nairobi and planned infrastructure improvements have strengthened its appeal.
Developers have responded to rising demand by introducing gated communities and other residential projects in the area. These include developments by 17 Group, adding to the range of housing options available to prospective buyers.
Limuru’s growing popularity forms part of a wider shift in Kenya’s residential market. Rising congestion and limited land in established Nairobi suburbs are encouraging developers and buyers to consider satellite towns with good transport and infrastructure links.
Gated communities are also becoming more prominent as buyers seek security, privacy and access to lifestyle amenities. These features are increasingly influencing residential choices alongside the traditional consideration of proximity to Nairobi.
The market trends suggest that location, design and community planning are becoming increasingly important factors in determining what qualifies as a prime residential area. With demand continuing to exceed supply, prices are expected to remain firm, while satellite towns such as Limuru could gain a larger role in Kenya’s high-end housing market.
