Kajiado Town

The rapid growth of Kajiado town has emerged as a considerable challenge for the county government, driven by a significant rise in population and the proliferation of informal settlements.
The Kajiado Municipality Integrated Development Plan 2023-2027, published on November 11, 2024, outlines pressing urban issues including sprawl, inadequate infrastructure, and unregulated housing developments. Particularly concerning is the increase in iron sheet houses, which are favoured by college students and young professionals seeking affordable living options.
Situated along the critical Nairobi-Arusha highway, Kajiado town is affected by the concept of a linear city—a model that concentrates development along major roads while sidelining other areas. This highway not only boosts tourism and trade between Kenya and Tanzania but also catalyzes unplanned urban expansion, complicating the town’s developmental dynamics.
The influx of residents from rural areas and other regions in Kenya, drawn by employment prospects and the promise of improved living conditions, has transformed Kajiado into a vibrant hub marked by diverse tribal and cultural communities. However, this soaring population has exacerbated urban challenges, including insufficient sewer systems, unreliable water supply, poor road infrastructure, and inadequate waste management.
The county government's strategic plan emphasizes the urgency of implementing effective urban planning and development controls to tackle these multifaceted issues. A particular focal point is the growth surrounding educational institutions such as Umma and Naisula School, where service provision costs are escalating. Among the notable challenges identified are the unchecked spatial expansion, rapid land subdivision, and the proliferation of informal settlements, all of which hinder sustainable urban development.
Despite these hurdles, Kajiado's housing landscape is evolving positively. The real estate sector is witnessing growth characterized by a shift from traditional single-family homes to multi-story apartments, catering to increased housing demand with a variety of options, including spacious flats, bungalows, and maisonettes. Nevertheless, areas with substandard housing like Majengo highlight the ongoing struggle to balance diverse housing needs.
Kajiado's strategic location alongside a major highway has undeniably influenced its urbanization. However, its proximity to Nairobi City County introduces additional complexities in development. While neighbouring towns like Kitengela, Ngong, and Ongata Rongai have reaped the benefits of their closeness to the capital, Kajiado faces unique developmental challenges.
